Skilled Nursing Facility

A skilled nursing facility, otherwise known as a nursing home, is one of the most stable long term investments you can make if you're planning on buying a health care or medical facility. There is liability involved because of the necessary medical care and activities you'll need to provide for residents, but there is also a guaranteed income from Medicare that will ensure you'll be able to pay all those expenses once your facility has filled up. Banks and lenders that can give you a commercial mortgage to buy a skilled nursing facility take that into account during the approval process.

As with any type of loan or mortgage, you'll need a sound business plan before you fill out the application. iBank lenders often respond within a few days, so make sure you're ready to answer any questions pertaining to your new venture when they contact you. Are you buying an existing facility or building a new one? How do you plan to advertise and market that facility? Your income is guaranteed if your residency is at capacity, but how will you get it to that point? How far under capacity can you operate and still make enough to meet your monthly obligations?

Those are just a few of the many questions you need to ask yourself and answer when you first make the decision to invest in a medical property of any kind. Medicare is a government program that may or may not be available twenty or thirty years from now. What's your back-up plan? Will you also take private insurance? Some nursing homes convert a portion of their property into assisted or independent living quarters so they have an additional, different source of income available.

Fill out the iBank application for a commercial mortgage and we'll shop your request to different lenders. Be as detailed as possible and make sure you have a solid business plan and back-up plan for meeting your payment obligations. Hypothetical situations are not what a bank is interested in. They want to hear facts, figures, and projections based on those facts and figures only, not what you think might happen. Browse through our website and you'll find some tools to assist you in putting all of that together.
